Our farmhouse was built in 1892 and is located on Main Street in a hamlet called Downsville. The hamlet is nestled in the Catskill Mountains about 2 1/2 hours from New York City - a great getaway for the weary of heart. It has a population of just under one thousand, and is noted for its friendliness. It is a great place to stay for a vacation or overnight on your way to the Fingerlake Region (wine country) or to Niagara Falls. If you decide to go east, you can visit our College Towns of Delhi and Oneonta and then on to the famous Cooperstown and the Baseball Hall of Fame. We have many special features about our town - a covered bridge, a water fall, a reservoir. Come visit us and have a good time going back in history. Visit us and see how America used to be. There are many Antique stores and yard sales for the people looking for treasures. Plenty of sports activities and events are available for the young at heart. Something for everybody is our motto.

Special Features About Our Town
Downsville Covered Bridge
Our town is the home of the Downsville Covered Bridge built in 1854 before the Civil War spans the East Branch River a branch of the Delaware River. Its span is 174 feet which is the longest operational covered bridge in New York state and second oldest. You can drive your car or walk across it. It was restored in 1998 at a cost of 1 million dollars. It was originally built by Robert Murray at a cost of $1,700.00.
The third Saturday of May each year has been set aside by the town for the Covered Bridge Festival. It's an event not to be missed. A big celebration is enjoyed by all--5K race, parade, many street vendors, concert, block party and ending with fireworks.
Tub Mill Falls
Downsville has a small but beautiful waterfall called Tub Mill Falls. It is a few blocks away from the Bed and Breakfast and many guests enjoy a great morning walk to the Falls.
Pepactor Reservoir
Pepactor Reservoir is the dam that supplies New York City with its water. Fishing with a permit is allowed and this is a beautiful site to see during your stay at our Bed and Breakfast. The town is known as "The Best Little Town by a Dam Site".

The dining room has oak furniture, lace curtains and placemats, a great breakfast served and conversation spoken at a 2-hour breakfast where you enjoy all the memorabilia surrounding you. We serve a full country breakfast. Our specialty is fruit crepes and French toast.

A champagne colored room with country blue borders around the ceiling and windows. It has a double bed covered with a handmade floral quilt. The walls are covered with antique pictures of farmers from the turn of the century. The furniture is early American. The pine hope chest and oak dresser gives country charm to our Jon Boy Room.

The Daisy Mae room has 1 double bed and a sitting area. The room is champagne colored with a white border full of wild flowers. The bolder goes around the ceiling and windows. Beige lace curtains with tieback floral drapes adorn the windows. This room contains a very special treasure. A huge hand carved mahogany dresser from Joe Di Maggio's Fifth Avenue apartment in the 1950's. There are beige satin bedspreads trimmed with lace on white and brass beds. All the above makes our Daisy Mae Room a bedroom you would love to stay in.

The cottage is beautifully decorated with Early American decor. It has two bedrooms both with private baths. Each bedroom has a Queen size bed and is air-conditioned. There is a big sitting area with TV and a small kitchen and dining area. The cottage is set on a half-acre of manicured grass with a babbling brook and huge maple trees. The front porch has comfortable furniture that makes it easy to enjoy Mother Nature at her best.

Directions
Directions from airport: Route 17 to exit 90 (Downsville). Route 30 to Downsville (15 miles). At traffic light make left for two blocks Upper Main Street. House on right side (white with black trim).
Directions to property: From NYC-NYS thruway to exit 16. Rt 17 (Quickway) to exit 94 (Roscoe). (1 hour). Rt 206 to Downsville (10 miles). At Downsville, two blocks past the only traffic light. Sign on lawn.

Prices are: Auntie Em: a large room with Queen size bed, air conditioning & TV: $75 Daisy Mae & Jon Boy with one Double size bed in each and shared bath: $65 room. Cottage also has a large living room with a ceiling fan, TV and a small dining room kitchen: $85 We are open from October 23 to April 23. No smoking allowed in the house. ck out 11AM(exceptions are available) Approved Agencies: Downsville Chamber of Commerce; Empire State B&B Association Cash, Personal Checks & Traveler's Checks accepted. No Credit Cards.
Closed December 3 to April 15. we are closed for the winter - open for spring, summer and fall.
No smoking allowed in house or trailer. Smokimg permitted on front porch.
Season details: we are closed for the winter months, we are open for the other three seasons, the mountains come alive in the springtime with beautiful new green leaves and colorful spring flowers, the summer is warm during the day and cool at night lots of attractions and activities available, the fall is brilliantly colored with the changing of the folliage. the mountains look like a hugh bouquet of fall flowers.
Limited accommodations for pets. pets are welcomed in our trailer/cottage.
